I’m not opposed to putting more down to increase cash flow also (COC return suffers of course and there’s an opportunity cost to having that trapped equity but it can make sense in certain scenarios). 

But with Intel's $20 billion plant, Google's three data centers, and land buys by Amazon and Meta, Columbus is worth it!

There's a bunch of suffering people right now in syndications that to some extent followed this line of thinking - XXX is famous so S/he must know how to run a syndication.

However, JC as you know is overrun with new build multifamily options so there is a lot of competition in Hudson Co whereas the suburbs there is none.It really depends if you need the money to buy a house out there and want to plant roots.

I have a Bookkeeper for my farm expenses/income but I am not sure if she has any RE experience and has not gotten back to me if she will do it or not as she has suffered a health crisis this year and has cut back some. 

Some dogs suffer from separation anxiety and do this. 

I remember one guy in the S.F.Bay area that found a site for a new Pepsi plant when Pepsi was unable to find one and made a very large finders fee, his mistake he got involved in the deal to far instead of stopping at the introduction phase and the Pepsi lawyers used that to not pay his finders fee, but only waiting until it was almost time to pay him and the deal was basically done.
