Pick a listed deal in your area.  

If you do a good job picking tenants, you will be fine.

If so, feel free to throw it on here and we can pick it apart.Pay attention to days on market and ARVs in the immediate area / neighborhood.

This will show you that people have options to go out and pick another house over your place. 

You have numerous funding options so pick your poison.

My 2 cents: it sounds like you've got to pick a lane and stay in it, become an expert, and level up in that lane.

Contractor burnout is another concern.Owners like to think it's so easy to just pick up the phone or send a mass email to get contractors beating down their door to give them a bid and hopefully get the job.Doesn't work that way!
