You may want to request a free quote from a couple of agencies.Your PM costs seem conservative at around 14% but just check if they charge a fee to put tenants in place where they take a % pf the first months rent.

so someone in NY manhattan area who can afford to live in duplex may have less replaceable jobs that someone else living in middle of nowhere. but eventually most of jobs can be replaced by machines.

Not a bargain IMO, as I’m not sure what the market value would be as a tic. 1- it’s really tiny, this isn’t HK, Singapore or even Manhattan and not a lot of tiny units trade hands in SF. 2- it really depends on things like the entrance to the unit, garden space, etc.
