I just read an article in Bloomberg magazine that talked about the tech worker migration to Bend

all materials, all labor costs to others, Not you, utilities, interest payments, permits, licenses, auto/truck expenses, tools needed are all deductable. 

Also know that building a home seldom goes as expected - I have relatives that just built a nicer house… they thought it would take 9 months… it literally took 18-24 months between delays in permitting and the builder just not being able to get it done in a timely manner - often due to sub-contractor issues.  

They are releasing permits now on a regular basis and things are able to move forward like they should.  

Duplex have different zoning that may permit additional units.

I know a few people including co-workers who moved out to Manteca and Stockton and do the horrendous commuteInterestingly there's been a bit of a comeback with San Francisco after people wanting to move out to the suburbs during COVID.

Developers will not be able to get these bonus building permits without providing such TDR credits.
