Make no mistake in that the smell of Aldehyde is like no other in that once you have had a whiff, not unlike ammonia or skunk (think marijuana cigarette smoke), it's definitely a strong scent you will not soon forget.

Or if everything is really just one person the State will see all the LLC entities as serving himself so he doesn’t need a broker license to operate under (I’ve haven’t quite gotten the hang of the peculiarities of a property Managment company)Thanks

As soon as you start hearing a client use bigger pockets type terms, like "house hacking" or "brrrr" or "1% rule," you want them with a LO on biggerpockets.com, no one else knows or uses this peculiar vocabulary, ideally you want everyone speaking the same language.

It needs a new roof, currently runs on oil (needs to be converted eventually), but both of these jobs are well over 150k which we dont have.We met with a couple younger kids regarding marijuana facility since they grow it in a smaller facility.

The amenities may be basic but the service should be class-A.have a worldview that is empathetic to poor people- ie they don't believe that poor people are poor because they make bad life choices; actually RESPECT THEIR (D-neighborhood) TENANTSdoesn't have the unrealistic expectation that low credit score tenants will respond to incentives designed for tenants with a credit score to protect and sets payment policies to promote desired tenant payment behaviors for low credit score tenantsprefers to achieve goals by eliciting cooperation instead of the exercise of power;communicates clearly and directly (even on 'awkward' topics like money and complaints about 'peculiarities')likes to solve problemsHaving said all that, I would still recommend B neighborhoods if you can afford it because of appreciation (and as @Erik Whiting said, exit strategy) .

@Wayne BrooksLet’s refrain from being typical in this particular situation as it’s peculiar in so many ways.For example since you mentioned tenants don’t typically find a place , sign a lease and then give 30 days notice.This particular tenant left couple of months ago to his sister’s place state,started living there for free and started looking for another job and found another job there , resigned his current job all the while keeping me in blind until he fulfilled his agenda.I am not trying to figure out a way to clip.
