How do you balance these strategies, and what signals do you look for in deciding to hold or flip a property?

And, they generally bring forth action when a neighbor files a complaint and the fines/remedies can be painful. 

We fee like a conservative approach will let us go through the growing pains of better understanding real estate investing without the worry of being over leveraged to add to the stress while we are both still employed full time in our careers and do not plan on quitting our jobs to go fully into real estate. 

@Ben Neds I can't verify or deny much of anything you posted - I do however live on Signal Mountain and there were tornados that came through here.

And it was a pain because guests kept signing out to use their own.So we just cancelled all services and we state on the listing that guests need to provide their logins for apps.I know we'll have issues with older guests.

Prices go down, causing financial pain for the gentry.
