They also have covered outdoor boat/rv parking for a solid price. 

Start by targeting your audience more effectively—hone in on vacationers, outdoor enthusiasts, and families that would love your location.Also, consider looking into property management services that specialize in short-term rentals, or even investing in some marketing tools to help boost visibility.

I was able to fence off areas for each, so they have their own outdoor space and I think it really helps. 

It's tough to compete with a 3 bed SFR with private outdoor space with the same rent unless the community is highly amenetized/well kept.It's a great pocket of the metro to try to hold if you can.Hope this helps!
