There's a standard syndication that goes out to sites like Zillow, Redfin etc that is included when it is listed in the MLS; hence why people can find properties from across the country. 

new houses are getting sold for 600K, old houses switched to multiple offer selling model, just like some places in GTA.

It seems like anyone can post anything without accountability—very concerning.  

Places like Kansas City, Oklahoma City, Nashville, etc. 

The sponsor is likely suggesting that your monthly cash-flow will be shielded by depreciation and you will likely see your 'tax hit' when the syndication disolves which in industry standards is likely 5 to 7 years.

The first thing is to start looking and find an area or properties that you like before your property is even sold, and before your 45 day identification period begins.  

Like @Bruce Woodruff I prefer VRBO guests but I haven't had terrible luck with AirBNB guests.

I don't like to gamble on rent appreciation.

Some people like Yardi and some like the next one. 

I see there are like 4 in the whole Valley right now, so I am guessing it was not a great avenue for you...?
