You are correct, small multi listings in A/B markets are less common, but do come on occasionally.

I have most of my tenants through local mental health/addiction services, and those tend to be better than the randoms from craiglist, as they typically have a case manager to check up on them occasionally...

I still have the occasional issue and it is fixed the first time usually.

I currently manage properties throughout Los Angeles County, and occasionally come across properties that aren’t ideal for long-term standard rentals.

Also get them from 470 and occasionally 478 but mostly 229.  

But I will occasionally let them get behind and pay by the 5th.

I don't care what my tenants do in their personal lives and they can have an occasional guest but when the "guest" is staying there on a regular basis, they are no longer just a guest.

If it's a flashing problem/ boot they should be able to get enough roofing cement and silicone on it to make it go a few more years.
