But keep in mind that you are not able to market or select only tenants that do or do not have a voucher.

@Su Pak- thanks ...terms  seem high and cost seems  high for a DSCR loan .....are you not able to obtain conventional loan ?

Needless to say, multiple times they were not able to pay and we had to use all the reserve funds and sent them notice of non renewal.  

and that they are not able to fix the gas leaks until after the home is sold? 

I just don't want to be in a situation where I was not able to maximize the deal, where the seller and buyer potentially makes 50k in profit each, whereas I only get $500, because my initial offer was 'too good to pass up'.

I am a remote investor with 2 duplexes so I am not able to visit the properties on a regular basis, which is why it is important to have a proactive PM Company with reliable systems in place. 

In my condo deal I did not "drive up" the value of the property with forced appreciation and therefore was not able to get my money back out of the deal, even though that deal cash flows well.

so if you're not able to do that... you shouldn't wholesale. 

It isn't helpful that you are not able to really test out Hostaway without paying a $250 onboarding fee and paying for the first month of service.
