Hey Kris, fees will vary in different markets but not by a lot. 10% is pretty normal around here (coastal carolina) & at least for our company, it matters not if they are in-state or out-of-state.

I find that depending on the market $300-500/mo are fairly normal and if compared to what you would pay with a single family home on some utilities, maintenance, and management, it's a good deal.

Desperate - experienced, nothing to lose type of situation, and the opportunity is so amazing that it is life changing  (Ah what the heck, he was already on the edge, it may work, it may not, but he was in a desperate situation)I wouldn't recommend it for normal people.
