Purchase price: $271,000 Cash invested: $30,000 Duplex with 1 bed, 1 bath in each unit + 3 car garage in a great neighborhood.

However, I see this as a vertical integration and bringing more capabilities in house to make more money instead of hiring an outsider firm. 

It is in a desirable area of town, in the same sector/neighborhood of properties ranging from 500k-1.5million.

Some of the best investments can be found in neighborhoods where you may not want to live, but the numbers support it! 

However, this only works in premium neighborhoods like Sycamore Square.
