Since this situation was so egregious (IMO), I would either boot them out now, or at least have a serious talk, real serious....If you're going to let them stay I would just get a really deep cleaning done, maybe a couple, and then replace carpet after they're gone.

Listing on multiple platforms does affect ranking by platforms but not as much as you think.

I am not typically litigious, but this situation is unacceptable.

I had a similar situation a few years ago, but it was a move across town. 

I think you should change PMs because you have multiple complaints.  

Obviously I don't know your entire situation so take my thoughts with a grain of salt.That peace of mind you get from a HELOC could be misplaced.
