I've had a client tell me the morning of the close he didn't have the money as well. 

I’ll have a little bit of work to do at the house before it’s rental ready your welcome to pop in and check it out or we can try and grab a coffee one of these mornings

I live on the other side of the country - 3 time zones earlier than my STR, so when I have guests staying, I wake up about 6 AM my time to check my phone, to make sure I see any early morning messages or problems.

The rep from their company that accidentally called me this morning was calling from Florida. 

Funny enough, after making a few calls to my network in Scottsdale, plus tapping into a couple of connections I’d developed through some late-night investor meetups, we found a buyer quicker than he could polish off his morning espresso.
