Generally Texas has not seen a terrible real estate downturn since the 1980s.  2008=2010 was mild as compared to the nation, but the next downturn in Texas is going to hurt.

If all I'm doing is cleaning and mild touch ups/repairs, I can do that in a matter of days..... then my open house is within a week of move out.In a real hot market and a well kept property, I know some show it before the tenant moves out....

I understand that ultimately, the responsibility falls with me...but I also wanted to reach out and see if anyone has a perspective or strategic approach to rectifying this manner. 1) Connect pipe (50ft) - not overly concerned with this aspect. 2) Clean up and have restoration company undo the damage - mildly concerned and expect a few thousand dollars fee (who pays?)
