You might also be dealing with a singular bad attorney or a singular bad realtor.

Well first thing I would do is check over my numbers.No great advice on how to market a big package vs. selling them off singularly, but I know as a SFR or 200 units, and everything in between, I would more or less dismiss anyone saying they have a rental with expenses only running 7.5% of gross rents.

Also, remember that all inquiries made during a 45 day period for a singular type of credit product - i.e. a real estate loan - will count as a single inquiry on your credit report. 

If you’re just a singular person who’s hunting for deals and doing wholesaling all yourself, then that’s a job and you’re investing time and not capital, hence being called an investor is probably a stretch.
