Kyle Zochert:Be very careful.In Texas, once a lien on property is filed, it is on file forever and part of the chain of title until it is released with a Release of Lien.You can research this yourself in the County records, and find a level of comfort depending on your experience with this.You can even buy someone else's opinion regarding whether or not there is a lien on the property.

Every investor wants a 10% cap, but what, in your experience, is the current realistic cap for this retail chain purchase?

Its my house not yours we just allowing some design choices not what components go into it.along with the supply chain is still not perfect we may need to swap something out to keep project going.

You can deduct the meals as business meals, if not included with the hotel.
