BTW there is a free trial and the Starter monthly plan is $119.It also allows you to search through consumer information such as property owner "credit worthiness," Credit card usage, buying power, age, language, family members in the house, and many other fields that are above and beyond property characteristics, which is unique.

My daughter is an Agent in Vegas I suspect they are going to get a lot of overflow as well since there is no income tax there and prop taxs are basically the lowest in the nation.. my mid term rental I have there has routinely been leased out to insurance companies paying for their clients that had a fire .. or this last one they were building a new personal residence that took over a year.

You said "100% of our funds were investors" then "my capital came from bank Lines of credit NO investors", so wondered exactly how much of the 100% was replaced.

The cons as i see it include loosing the 2 of 5 year cap gain exception, typically not an ideal rental because the emphasis at purchase was buying a good home for your family and not a rental with optimal return (my ex-home consistently has the lowest cash flow for equity in my RE portfolio), not disconnected enough from the property causes addition angst on damage and may result in over improvement.

If I have several options, I would prefer a HELOC with no initial draw requirements (i.e. to establish a literal line of credit that I have no specific short term plans to use), i.e. not something like the better.com HELOC.
