You could get a loan from a local bank or private lender to fund it

My company is licensed in 31 states for owner occupied loans (check my profile) and I can lend in 45 states for business purposes loans (nonQM and dscr loans).

I'm using my VA loan so I don't have to put any money down & can keep money in my account to fund rehab deals. 

Hi @Vincent Plant,You've gotten some great advice on what to look for in a hard money loan.

It recently dawned on me the idea of a non military affiliated individual assuming a VA loan, would this individual be able to then also gain the benefit of using an IRRRL since they have now acquired a VA loan through assumption?

Hi Brad, I believe a 401k loan may be helpful in terms of putting toward a down payment if needed. 

Kieran, the best bet here is to refinance with a DSCR loan.
