Probably a branch fell on the line, but could've been a lightening (less likely).An electrician said that I'd spend $1,100 to restore power (based on pictures, he didn't go to the site). $2,000 if the problem was more serious, but he didn't think the wiring at the whole house was shot.So, $1,100 to restore power + $1,000 earnest deposit to HUD only to make sure there were no other unknown issues.

Lighten up.

You  need leads.Super motivated seller leads if you want to start flipping.Everyone seems to have a lead shortage.. well.. almost everyone.. ahum..Figure out how to get said leads and you have your path lightened up ahead of you!

I'd encourage you to flesh out what Brandon and David are always talking about on the podcast:  search out the people you want to learn from, figure out what YOU can do to lighten their load of help them go even further, and then add that value to them. 

It lightens the stairs by thousands of pounds and we never have to worry about the concrete stairs cracking and someone getting killed.

If you are using the same lender for both properties, it lightens the paperwork. 

If you keep the popcorn ceiling, a coat of ceiling paint will do wonders to lighten it up.Position the ceiling fan so it is over a table and you won't have to worry about banging your head.

By keeping equity positions low, I feel like this lightens the target on my back.
