The algorithm likes bright/colorful photos. 

I will also admit at this point we are comparing apples to light bulbs since RentRedi was only costing me $59 per month and DoorLoop will cost $200+ per month and for those that have a lower unit count and only need basic services the RentRedi cost should outweigh the beta tech.

I may have to Teak my strategy in light of the excellent advice you provide here, Henry.  

Getting the information takes time and experience but once you have it you'll be light years ahead of others who are just starting out. 

Even though your Realtor might be good and helpful their ultimate goal is to get the house sold and no one will see the vision you have set for yourself, in the same light that you will.

Very few updates were necessary for the property because it was a new build, yet we made interior updates as all dimmer lights and updated the bathroom tub.

We are finding many properties needing light to moderate rehab in the 100-125K range.  

People also love the back deck with the string lights and a nice seating area. 

I'm fine with doing some minor fixes and improvements to a property: Adding overhead lighting/fans, better flooring, maybe redoing a main bathroom.

Most investors have rose-colored-glasses when it comes to their neighborhood quality.
