It is growing like a weed and there plenty of growth left to be had. 

We will be moving but I like to owner finance what is left on the mortgage at a higher interest rate because I do not need to pay it off to qualify for our next home. 

There is roughly $275k left on the mortgage and its value is est $430k.We have a brokerage account w $300k that considered as discretionary investments because we also have 401k contributions and emergency savings.Our options we're reviewing:1) Do nothing.

you are right on both counts - it is saturated and there is tremendous demand within all asset classes / niches, AND real estate is constantly changing hands and there are still deals out there. 

So if that employee ever left your company, what would become of all the listings? 

And all done so you can get the same rents it would have achieved if left a single family property.

@Dalton Foote I have had tremendous success using direct mail and mailing the owner of record where the tax bills get mailed to.Generally, property management companies don’t pay the real estate taxes so this gets me right to the owner.Targeting wise, I would just do a zip code filtered by unit count using a service like listsource.  

Which is too bad because in the end, they left with nothing.
