This includes preparing the property for renters, pricing it right, marketing, application screening, collecting rent, dealing with unpaid rent and other lease violations, security deposit disposition, inspections, and so much more.

You’re not using a PM, AND you’re assuming you can charge a service animal a deposit and pet rent?

No free weeks, no reduced deposit, etc.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

If these are new cash buyers you’ve never worked with before, or you are using someone else’s list, then you need to include a NON-REFUNDABLE Earnest Money Deposit in your assignment contract.

I do not recommend paying any upfront fees, unless it's with a large bank that typically requires a good faith deposit on larger transactions.

Making additional payments or taking a shorter term are just depositing more into that savings account (it's not like the property appreciates more by paying down the loan). 

They can introduce themselves face-to-face with the tenants, change the locks to control the property, get a copy of the lease from the tenant or sign a new one, etc.As for the old PM, it sounds like they owe you a copy of the lease and other paperwork (required by law), undelivered rent and security deposit, etc.I would compile your documentation and file a complaint with the Ohio real estate commission.
