It's their home while they rent it and don't want someone, even the owner, telling them how to live.With all that said, if you get dozens/hundreds of applications when you have a vacancy, then it probably doesn't matter if some people are put off by it.Or, a compromise that is more common and not nearly as intrusive, is to have a set cleaning fee that is automatically taken out of the security deposit.

The inspection came back with some dry rot issues along with water intrusion effecting the siding and may need a full residing / recladding of the building.

On the other hand, had you said that the foundation beams are rotting and there are a few that fallen away and the floors are uneven to the point that several doors will not close, windows can't be opened/shut, jagged cracks caused by the foundation failing  are prevalent and the roof has evidence of water intrusion then you should be concerned.

Most water intrusion is due to improper drainage and can be addressed simply by ensuring the gutters are in good repair, have downspouts and extensions and also make sure that the soil is graded away from the foundation.

I know I'm not going to make any friends with this post... but my dear fellow investors.. do you have any idea how intrusive it is to not only get constant texts, phone calls, emails, letters (not as friends but from owner info taken from tax rolls), and now that investors are so desperate I have people calling and texting my PARENTS to see if I will sell my Texas properties.
