@Marco Teixeira I'm looking into it as well, the main two issues I'm trying to solve are that not only you have to find the property but be conscious about to which city hall that area belongs, that makes a huge difference in time frames if you want to license it as senior living, the other thing is scale, it's more management intensive (staff 24/7, doctor visits, nurses, food, etc...) therefore if you don't have enough beds it might not make sense, you'll end up having to charge too much per person for you just to break even, that being said there is definitely a HUGE demand for it.

So don't get discouraged with the short time frame. 

But we're also finding a high demand for 1 bedroom relatively inexpensive stays like studio apartments. 

Rents that are significantly lagging market go up $75.I chose the Winter timeframe because no one wants to pack and move during the holidays and cold.

Most of the time, you can purchase a property with tenants already in place, but the leases often need to expire within a certain timeframe—usually around three months—so you can establish owner occupancy.

The firm tried to give investors hope they might recover something in restructuring an investment, but the timeframe was years out and it would be a tiny recovery.

I just hope this doesn’t get extended past the January time frame. 

I do not want to jump on the single because of the time frame and then the right multi fam come up, but I also do not want to miss my opportunity and be forced to continue renting even if its month to month I'd also like to ask you all for any pointers, suggestions, tips & tricks you might offer someone just getting started and working to grow their portfolio.
