I get builders risk policies for all my new builds and at least in the markets I built in Charleston SC  and Portland Oregon have never seen the fence and security and like you I would have trusted my broker to mention something like that.. fence and 24 hour security is just not something you do on ONE SFR rehab.. unless its a known high crime area like South side of chicago and now inner city Portland you really need the fencing etc other wise the homeless and druggies will walk off with everything.. when did a bunch of rehab loans in South Jackson MS same thing theft was off the charts and we had houses burn down .. but the dollars were much smaller.I know I have gotten larger policies for my bigger developments and I did pay my lawyer to go through them line by line and at the end of the day they really cant say what is or is not covered.Also you simply would not think of anything in Colusa county as being high crime .

Dissolving the LLC would require starting over with a new entity, which can be more time-consuming and may reset any business credit you've already established.To change the name, you can file an amendment with the Wyoming Secretary of State, which is straightforward and keeps the LLC intact while giving you a fresh identity.

Best decision I ever made. they went on to basically lose the portfolio as 2 steps one back.. theft  non pay trashed units.. simply not a sustainable model.I then switched to no debt A class only takes a few of those to hit that magic 10k a month NET cash flow with basically zero drama.. and only a handful of props  to manage  .. owing 50 houses has major work load if they are section 8..

city / state reversed the law that made all drugs legal that was a bone head move .. and they finally figured that one out.. the next one they need to reverse is that any theft under 900.00 basically is just a ticket and not enforced thats also led to the rampant theft that has closed down numerous business's .
