That style of learning and introduction to true industry catches my attention as having someone in the space that understands the space to bounce things off of and learn from seems to be the ideal way.I have through a handful of the webinars and follow up calls with different companies and they all basically pitch similar ideas and strategies.

If you can rent it for enough to cover the principal, interest, taxes and insurance and still put money in your pocket, plus cash flow on the property you're purchasing, that would be ideal.

Yea this is a long-term personal play more than a strict STR deal. 

Memphis, Little Rock, Texas or Oklahoma all have been great plays.

@Jaren Taylor, not sure if this is why you talk about raising all cash, but given most deals are trading in the 5% cap rate range, and agency debt is 6.5% while balance sheet debt is closer to 7%, I whole heartedly agree that all cash is the ideal capital structure for many properties today, if your goal is to maximize overall returns for your investors.  

Ideally you would want to transfer the funds you expect to use for the purchase to your new entity for your records to create the separation from personal to business. 

Strong rental markets with low vacancy rates are ideal for long-term holds, while areas with high ARV growth are great for flips.

Most ideal would be seller financing, but open to creative strategies for a cash-flowing property. 

That will also play into it.

We’re not married to any Particular development, but ideally we’re looking for something newer (less than 5 years), detached with a good sized pool (not splash pool) We’ve been looking at 4-5 bedroom homes in Championsgate in the under 600k range.
