Morning WayneWe are a construction service/investment company on the hunt for projects in our service area of Central and Southern Indiana.

I am not hunting off market deals, I have contractors I use on my flips, but they are not giving me any spectacular pricing, since I don't do enough to keep them busy full time, and equally important, I want my rentals to be NICE.

You need to market yourself on social media, you need to direct-mail (and have an effective strategy because everyone is direct mailing), driving for dollars, hunting on MLS, cold calling (skiptrace), going to the REI meetups and connecting, meeting with realtors, talking with wholesalers (and letting them know you're not a tire kicker), etc. 

It’s not explosive growth like dallas or the rest of the Texas triangle but you have a billion of other investors hunting for deals.

Don't give up and stay on the hunt!

Hello all,I am hunting for a property that will serve as a commercial kitchen business I want to start.

. $209k is very cheap for 40 acres, so that offer could be a person interested for hunting land and nothing I'd get excited over, and I wouldn't assume it means anything other than you could sell it for $209k. 

I plan to refi the property after a 12 month seasoning period and put the money back into the HELOCI, essentially re-loading my gun to go hunting again.
