Lane Kawaoka  having owned 350 of these including 34 in Birmingham.. for long term cash flow numbers.you should use 50%... so  875 rent cash flows 437.00 minus your payment your positive about  42 a month.. this is what it will be over a 5 to 7 year hold. your still very much in the honey moon phase.and if you do 10% better then your at 125 or so a month.. won't be more than that based on my expienrce.. what you do have though is someone else paying your mortgage. and the whole reason most folks should buy rentals..

I am trying them for the first time so its been just couple of months, so its still honeymoon period!

We started the project in April of 2018 and our wedding was October 20, 2018 so the goal was to move in immediately after the honeymoon and have our tenants move into our "big house" while we were on our honeymoon.

I probably would not during your honeymoon phase with a 9 year tenant if I was about to get a big rent increase.4.

All,I am looking at a FSBO property it has 2 honeymoon cabins that are short term rentals and almost 4 acres. 

In that 2 months, my wife and I got married, went on our honeymoon, returned to reality, and moved to the other side with the 2 car garage when the tenants moved out.

Early in the honeymoon stage, but made my first hire and excited to see what her first month brings.  

He will not be BF next month once the honeymoon is over!
