This deal was interesting because we were under the time constraints of the 1031 exchange rules, we were rookie investors looking to cash flow while minimizing those costly rookie mistakes, it was a sellers market and COVID's grip on the economy and the movement of goods and services had such a negative affect on the cost of materials that we decided the BEST case scenario for us would be to land the funds in a turnkey property that was cash flowing immediately.

To better explain my question: Does the current lender have a "grip" on us with all these timelines etc , or as long as they get their money, they dont care?

I like the TrafficMaster grip strip (Home Depot).  25 year residential warranty; one of my houses has had this in for at least 10 years and despite children and dogs still looks good.

I know that there are housing payments that are given out to some service members, and if they don't pay/follow the guidelines you put out, you can call their higher up to get a grip on the situation.

This buys you time to talk tenant demands over with "your boss" and make wise decisions, not knee-jerk ones.Self-manage as you'll learn valuable lessons that will help you greatly when you decide to hire a PMC.The only caveat is that you'll have to come to grips with the fact that even the best PMC in the world:1) Won't be perfect2) Will do things a bit differently than you3) Won't take care of your asset as well as you - but it's the only was to really grow your portfolio.

HUD is trying to get a grip on it but we may be stuck with this for another 10 years.I highly recommend owners allow pets and charge a fee because animals are going into rentals whether you like it or not!
