If I were new I would simply stick to areas close to where I live.

Renting out a room is a great way to get started, and I wouldn't get too settled into the "going rate" use that almost as a floor. 

You have to know your state landlord-tenant laws; they are on the internet:"In New Jersey, a landlord may need to give a 30-day notice to pay rent before eviction if the tenant has a history of late payments and the landlord accepts them.

Then ask them what your options are to reduce payments in the future.

Unless you want to continue having negative cashflow, you pretty much have to raise rents.
