It was so cold that I actually had to put on a long sleeve shirt this morning.....still warm enough for sandals though.

@Lorenzo Jackson I don't mean to be hard on you here, and it's great that you are rolling up your sleeves and getting into the dirt to play, but honestly this is a question that anyone and everyone should have answered for themselves long before getting into a contract on a property.You might be able to get it bought and rehabbed with HM but you will get killed on fees of you can't refi with a bank and most things in the banking world, at least for a person starting out gaining financing for most things, well it's not a very speedy process and that can cause issues on it's own without adding the newbie factor to it.I wish you luck man, I really do!!

Do it HGTV style...Roll up your sleeves, renovate, and charge more for rent while getting better tenants... longer lasting tenants.Every time someone moves out, improve the property. 

I have character, pride, integrity, honor, ability, talent, passion, creativity, intelligence, wisdom, code, and as a 44 year old man and father of two young children, I still have some energy and tricks up my sleeve.  

Yesterday afternoon, the fellow who ploughs our multi-units was cleaning up one of the parking lots and stopped to have a chat with me in just his shirt sleeves {thankfully long} ... but after 5-minutes, looking at him was making me cold so I had to leave.

Wear pants, long sleeve shirt, hat, safety glasses and respirator - it's messy!  

But besides my profession which I've ran heat load calcs for 5 years of, I have one more ace up my sleeve.

My feeling is that this house has been an easy, and passive, cash flow generator for him, but he is not interested in rolling up his sleeves and taking the time to rehab it in order to increase its value.However, he has hinted to me that he wants to sell the house as well as his other rentals. 

Whenever she visits my parents she's wearing long sleeves or leggings to hide her tattoos.
