On the flip side given how sub to has been mass marketed through the guru / trainer folks you are going to have a lot of the buyers who are NOT properly capitalized  who dont understand how to do these correctly or are just plain crooks and when things dont work out they walk or even worse realize they can just rip rents and not pay on the mortgage this was very common back in the mid 2000s  I got a few interviews with the FBI chasing down folks that did this 20 30 50 times they were criminal enterprises and they ended up in prison..

The reason I call it "so-called" communist is because of the increasing amount  of private enterprise going on, something not permitted in a fully communist state.

Some of them messaged me to say be careful, as they felt I was being encouraged by the program to have a wreckless disregard and take a dicey flip gamble and lose money.

If you have never been a Banker reviewing a loan, then you are just gambling. 

Sure you could buy a stock without knowing what you're doing, but that's not investing its gambling.

I thought of banking on appreciation and rate drops as pure speculation and akin to gambling.

If you have $100,000 in your brokerage account to borrow against, why not just use the money and secure a traditional loan, versus gambling with an unknown and variable future rate?

Or keep them and fix them up but, you are right it may be gamble because, everything may be fine after it is fixed, or it may be other expenses that come up.

It's the same reason people gamble.
