Speculators and gamblers lose more than they gain, but turtles can do very well riding the highs and lows. 

If I were you I would carefully and conservatively lay out your business plan and what cash flow is going to look like during your build out while no cash is coming in and then what it looks like each month as it ramps up.Personally I’m a little lost on your actual concept - a pizza/ice cream shop sounds like a family place but then you want gamblers hanging out there all day?

LOL  No state income tax in Nevada ergo no tax return.. let those gamblers subsidize your rentals..

These builders are gambling that they can find someone to believe that their retail price is actually a wholesale price, but that is no reason to recommend that Matthew Brill become a gambler too.Oh, I just saw the above post from Jay.

I think you probably looked at these properties, the realtor mentioned to me at one point when I was looking into it that there was a professional gambler who was interested in it as well.
