I'm not saying you can't make a decent return on rentals - I and many others here have done great with it - but if you have a well-functioning, profitable business that you know, why would you gamble money into Memphis *******es, to put it bluntly? 

And cash flow negative is a function simply of the leverage in a deal, you can be CF positive you just need to leave more cash in the deal and it's worth it for a better property.Completely different way of looking at things and you're going to be forced to evaluate like this in a new higher rate era plus housing scarcity.

Functionally it works.. but dang.

LLCs and trusts have totally different functions when it comes to asset protection.  

They do everything for you (payments, taxes, insurance coverage) - the website and app are easy and functional and you can vet your guests!

I think this will work because this 16 unit will function more like 40 units with 40 individual renters.
