Small residential properties seem like a headache for them now so I've been fortunate enough to take them over via things like land contracts and creative financing deals to get them out of those properties.

This is unchartered territory for us--we are fortunate to have had only responsible and trustworthy agents in our past. 

Fortunately I think that real estate serves as somewhat of a hedge against some of the bubbles.

Fortunately, many of our investors had been through the foreclosure process before with Capella Mortgage and they knew how it worked, and they knew how Matt and I never ever stop working on their behalf and that we would make sure it worked out in the end. 

Some even bet against the market and made a fortune.

The GFC unfortunately hit all of us lenders pretty hard and I had a concentration in Jackson and ATL and Memphis so I had to move to Jackson for a year to clean up my portfolio I thought I was going to be there for maybe a few weeks but that turned out to be a year and I got very fortunate I was able to rent the developers house at Reunion .

A lot of these numbers of what I have pulled from the real estate listing, and inquiring on property management/landlord insurance rates.I am not looking to make a fortune overnight and realize this would be a slow return on investment/passive income.

We were fortunate to make a nice little return and their $500 turned into $750 in a matter of 6 months.

So you can be the most devoted husband or wife there is and still get dumped, and get winded from your fortune, however much it may be.If everyone recognized that marriage in the US is first and foremost a financial contract they would be a lot better off.  

I feel so fortunate to have found BiggerPockets, as it’s been a goldmine of information and resources.Currently, I’m leaning towards the BRRRR strategy as my primary niche.
