Once I receive an application, I start doing my footwork to check references, drive by current residence, etc.I don't take application fee until I'm 99 percent sure I will rent to them.This may seem a bit convoluted, but it works for me.

Do you do a reverse 1031, or some fancy footwork to lock up a great deal on the replacement with an option (maybe coupled with a master lease), or you just let it roll and figure even if you buy the replacement property at retail you still did well by saving all those cap gains taxes?
