A Heloc is nice if you want to use a small amount and then have a small payment but a Heloc is meant for small projects and maintenance.

I own a few SFR rentals in Northern OH but def need to push harder to make the leap to Commercial so I can too walk away from my W-2 as well.It was meant for me to finally register for BP and see this!

I forgot to mention, it's meant to be turnkey so they manage it, and their split is 10% of gross income before all costs and debt service etc.

However, I did make a purchase in Pgh that is cash flowing,  but no equity so now I see more clearly what you meant when you said it’s better to have equity in the long run. 

I hated it so much that when they offered to keep me in my unit (which meant no chance of going to Iraq or Afghanistan), I turned it down and chose the combat zone options instead. 

In terms of a soft spot, that's usually the subfloor and not the LVP (I'm assuming that's what you meant).

What I meant to ask was where can I retrieve data/analytics on what is the demand for property types in my area?
