In my research I've found that there are a handful of developers who are spending big money to renovate and rehab the downtown area and that the Scranton School Board is under new leadership, allowing the district to finally exit from its "financial recovery" phase.

Stay in the same housing plan, school district, etc.Don't just look at sold comps, also look for active, contingent, and under contract listings.

Please share with me any 2-4 unit MFRs you are aware of in NJ that are located in good school district areas.

After almost 6 months of really studying Indy I really have a much better understanding of how the neighborhoods work in terms of rent/comps/crime/school district (I understand that's very hard to believe considering I've yet to visit Indy).

I don’t have a lot of capital so was thinking about 19th ward or the historic district.
