When you can buy properties like this, you can get almost 100% of your money out of the property, convert the property into a long term rental loan, with a DSCR Loan (Debt Service Coverage Ratio) where we as the lender look at the property and if it cash flows, and that is expressed as a ratio, for instance if your Total Loan payment including Principal, Interest, Taxes and Insurance was $1000/mo, then you would need a rent of $1200/mo and you would have a 1.2 DSCR Ratio.Here is an example of a cheap duplex https://www.zillow.com/homedetails/732-Broad-St-Menasha-WI-5...

If I contract a home and use you as my inspector, since I have never used you before and don't have a way to judge your work, If you use me as your inspector, determine upfront whether you want me to be nitpicky and create the largest report of meaningless findings to aid in getting a price negotiated lower (often due for new bills), a minimum number of findings to make it easier to purchase (often the desire expressed from real estate agents who don't want to blow up the transaction) or somewhere in between these two extremes.

.: If someone wants to BULLY and I happen to witness it, well, what a sad day for them.what makes a forum where people can talk to other people openly is that people can voice their expression, sometimes with a little bit of bullying, I think that's acceptable if not going too extreme, I get bullied too after helping them to decompose problems.
