I remember hard money being needed in some of these situations where long term financing isn’t possible to qualify for the situation for whatever reason and once an investment property is stabilized (you can structure your deal however needed to get funding such as investment property vs primary residence) then you can exit the temporary financing with a refinance.

I get people calling crying they want to sell their lot they bought for $50,000 and I tell them they're lucky to get resale at $5,000...then of course they don't want to sell....but if they don't sell they're paying $1000 year plus property taxes for a lot that likely won't go up in value for years. So think about your exit strategy.

But please for the love of all that is good, plan your exit strategy with their property management, because that has been a giant dud for me and do not see it getting any better should they continue the hands-off, digital approach to placing & managing tenants.
