Yes, well it sounds you have endured a series of trials and have lived to tell the tale.

It also has endured some upgrades in the kitchen and window department.  

I've completed each investigation without a fine or any penalties, but it sure is a scary and time consuming process to endure, and it's not fun).

I was fortunate to borrow a season or two of Columbo from my library recently and your description of Falk and how it can relate to what we do by slowing down and sleuthing for deals while not intimidating a seller is awesome!

I would think one quality agent sleuth would be more effective, a lot easier to manage (and be more fair to them) than 2 brokers and 2 agents.

It's just like endurance running and other sports - there is no growth in the comfort zone, push past it and that's where the real magic happens.

That is great that even though you endured some stumbles, and noticed some mistakes, you evaluated where errors were made, and are taking great strides in the right direction - to be profitable in real estate!

Outside of their ability to produce revenue during the craze of a boom, none of these assets have any enduring value.
