We do have a property management company and even with our experience with LTR's, just no way we could effectively manage this home without local property management. 

This allows you to build a single family up front and a duplex in the back of the property, effectively creating a triplex with out all the extra building codes.

It ended up being both cheaper and more effective to do it in house with a part time manager/VA. 

But consider this: if your time is worth $100/hour and you spend 40 hours a year on tasks you could outsource for $25/hour, you’re effectively losing $3,000 of potential value each year.

But, you need to rank the success rates of your lead types so your campaigns are efficient, as well as effective.
