If you want to venture a little further but aren't ready to go cross country, look into the tri-cities area in eastern WA.

I have looked a little in eastern clermont area, but I would like to stay closer to home just so I can keep an eye on the property and take of the property myself whether it's minor repairs or even something simple as maintaining the outside yardwork if no one would be living in the home.

As a former New Yorker who was a realtor in both NY and PA (Orange Co, NY and NEPA) I learned a lot about North Eastern PA which includes the Pocono Mtns and Scranton-Wilkes Barre area.

There’s no secret formula out there, you will find it near impossible to cash flow with these rates almost anywhere in the greater dmv, you can put more down, you can eat negative cash flow, you can invest in another market (I like the eastern shore, though even there you are probably breaking even at best) or you can put your money in a different asset class, the market decides your return’s for the most part, not you. 

My family and I will be moving to the Eastern Shore later this year if plans hold.
