after alot of procrastinating (like since I started this thread) I was pushed to write a business plan for my dreams in RE and Architdcture.

Seeing someone with bad credit, messed up financial, no job, putting the debt on his parent's account to pay for this program and hope to achieve a dream that he's most likely not achieve, really breaks my heart! 

Multiply that by 8 properties and that adds up quicklyAt this point I've amassed around $150k in debt, I'm spending hours a day trying to find large multifamily properties with nothing to show for it and the whole passive income dream I was sold seems to be a huge lie.

Now he is 21 years old with a big dream of being one of the best versions of himself.

Just a point of fact Class action suits are a pipe dream at this level in almost all circumstances. there has to be money to collect.  

They had the dream (and the tuition money) but didn't have what it takes to make it all happen.Therefore, a mentor is my best advice for you and others in this same situation.

It's great to dream, and dream big, but then you have to create a plan to reach your dreams - and THEN execute the plan.

Regardless; real estate is my dream and working with others on their deals has been so fun!

I'll be honest with you all, sometimes I dream of selling it all and just having 2-5 paid-off houses, enjoying the extra monthly cashflow and just enjoying life.Maybe one day I'll act on that dream and deleverage the way Dave teaches.

If I leave 20 bucks on the table, I'll sleep like a baby and dream up the next big deal while others are getting audited or sued.
