I recommend this cause I’ve done everything from using excel spreadsheets to other softwares and nothing was as seamless or complete as this platform.

I just looked at the sheet again, you must have that growth built into your formulas ( i have not downloaded it, just looking at your link) you should have a way to have a growth input %, some areas do not Appreciate like others and you should be able to adjust that.

I downloaded a few Excel BRRRR calculators but created my own because I wanted to understand every calculation, factor and lever to maximize my investment.If you are going to buy from a wholesaler, it helps to have a relationship with a few in the area you are looking for.

It appears TurboTax (downloaded version/Forms) doesn't have the capability to report an exchange of one residential rental for two residential rentals.I am entering this transaction myself through TurboTax, but I would appreciate feedback from the community on the correct forms that need to be filed.

If you can make the time for it - visit Columbus so you can see it up close in person to know your market even more.Good questions to ask are how they can make the process more seamless for you being out of state, do they invest themselves, what types of properties they focus on/look for, are they uber/lyft drivers on the side, etc.
