Water is now leaking through the ceiling into my tenant's unit, and it's worsening with every rain also the neighboring unit has sever water damage (like a pool inside and it is owned by the HoA) and water from it leaking very dirty water from the shared wall to mine.

On development deals we have to but I only use my bank that I have a 30 year relationship with and I put in our loan docs up front an unwind clause if it comes to that so the only way they would call a loan is if I walked away and deserved to have it called..

The best defense against rats entering your property is to seal off all entry points (holes, cracks in walls), remove food sources (dirty dishes, food left in trash cans), and water sources (like leaks).

That's not exactly an up and coming area -- I'd research who built them - can likely find that by going to the SG County Recorded Docs site or by seeing who pulled the permits during const -- Wichita has been on a duplex building boom -- look at the tax value -- They probably have that or less in it on the build - I also doubt they were built to be quality long term -- things such as the trim/cabinets etc -- they all look like the cheapest stuff a guy could buy - if the cabinets aren't oak and there is MDF or pine trim and pre-hung doors with engineered wood jams I'd run.  2-3 yrs ago for $180k -205 or so you could buy duplexes in Maize, Kechi, Valley center all day to builders that were selling them off to investors - not worth that in that area.

Anyone on the West coast at least who has been to an ER in a major city will see that hispanics use it as their daily doctor and ER is jammed and those of us who have insurance get no priority over those that just have a cold and want to see a doc. so you sit there in the waiting room pretty frustrating for me who pays 5k a month for my plan for me and two employees plus 1300 a month for Lori and I mandatory Medicare ( max they can charge based on our income.. ) So 6300 a month for us..
