I am thinking about selling the property as it is becoming more difficult for me to manage from a distance.

Find something in state or the next state over that is in driving distance.

The purchase decision might make itself clearer once you are here, have boots on the ground and are not pressured to make a decision from long distance.

Although, with all of the trips going down to Texas, having been burglarized, and in an area next to an active trap house that was selling drugs on the corner... occasional gunshots in the distance..

Second - a DSCR 30 year fixed perm loan to refi the hard money loan and hold onto long term.What others have replied to is completely accurate - it is hard to accomplish BRRRRs right now due to the DSCR refi constraints (interest rates, LTVs and seasoning periods), however, not impossible.

I could have cut that distance by more than half if I wanted to rent but I wanted to own, so I paid for it through time.

.- My Resources / Constraints: I'm in a by no means unique, but perhaps less common situation for those getting started; I'm a somewhat senior software engineer at a tech megacorp and should be able to save a couple of down payments per year for lower priced houses (100-200 in my area), or perhaps one medium priced house (300-500).

I will do my homework on long distance REI (even tho the markets are 1-2 hours away), but have a couple questions- What are some of your key metrics/signs you use when identifying a new market?
