The other two...yeah, not so much.My point is, if you really have the right kid, he's going to be bright and motivated to succeed enough to see the value of what you're handing him, and it's going to be a transformative experience.For many of us here on this site, it was reading Rich Dad, Poor Dad that lit a fire under us.

In my lease agreement, tenants are responsible to replace light bulbs as they go out.Some of them buy and put in LED bulbs, and when they slide the dimmer switch up and down, they either don't dim, or flicker.

Don't get me wrong, i know about real estate and the process of a buy and sell agreement on the retail side of the industry while working with realtors and clients all day every day (literally) but i am now making the decision to make the move on this side of the industry that I've been wanting to do since listening to Lance Wakefield's episode #236 which lit a fire in me.

In Calif with a licensed MFU 5+, the fire marshal requires working CO+Smoke detectors and annually replaced extinguishers.In 2013 a cigarette lit the couch on fire and we suffered $95k damages.

You may want to decide between the more steady buy and hold or the faster pace flip to help pick a property and strategy...perhaps a full flip book like those on BP if that is the course and I have some low cost or free (at library) books on landlording if that is the next stop,in journey (see the blog post "classics of lanldord lit" on my profile)...BP has calculators for both strategies....
