For those who’ve purchased their first vacation rental in the Destin or Panama City Beach area (or surrounding areas, too), what’s one thing you wish you’d known beforehand?

Orlando also is known globally and gets over 70 million visitors a year and we are a year around destination, not seasonal.

I agree with that, I see a lot of flip opportunities inside the metro areas in Spain and interest rates are crazy low.Additionally, Spain is one of the strongest turist destinations in the world and that rental market is there too. 

Currently, Tremont and Ohio City are top destinations due to their walkability to shops and restaurants.Keep in mind that if you get approval, you can't have more than 15% of STRs in a building.

In recent years, Astoria has become a popular destination for younger generations to dine, hang out, work, and live.

I would invest in a market that will sustain STRs and is a tourism destination. 

Mass General Brigham  and Longwood seem like more popular destinations.

My advice, if you want to invest in STRs, is to go to vacation destinations, think National Parks, beach towns, etc, where the laws are STR friendly.
